COMM 2015-CCRE26 Mortgage Trust has announced a change in its special servicing arrangement, effective October 14, 2026. Torchlight Loan Services, LLC, a Delaware limited liability company, has been appointed to replace CWCapital Asset Management LLC as the special servicer for the securitization. The appointment was made at the direction of CMBS CCR, LLC, the Directing Holder under the pooling and servicing agreement for the trust.
Torchlight will assume responsibility for the servicing and administration of specially serviced mortgage loans, as well as the servicing and administration of any related Real Estate Owned (REO) property. The company will also process and perform reviews of material actions regarding mortgage loans that are not specially serviced. Torchlight’s executive office is located at 90 Park Avenue, 20th Floor, New York, New York 10016.
The filing provides background on Torchlight’s operations and experience. The company is wholly owned by Torchlight Investors, LLC, which invests in commercial real estate assets on behalf of institutional investors. Torchlight has been engaged in servicing CMBS assets since December 2007, with its predecessor having been involved in the business since 1998. Over the past 28 years, Torchlight has resolved over $12.2 billion of U.S. commercial and multifamily loans.
As of June 30, 2026, Torchlight was actively specially servicing a portfolio of approximately 76 loans secured by properties throughout the United States, the District of Columbia, and Puerto Rico. The aggregate unpaid principal balance of these actively specially serviced loans was approximately $5.1 billion. The company employs 21 personnel for special servicing, including six dedicated to the business unit. Torchlight has developed policies and procedures to comply with servicing criteria set forth in Regulation AB and utilizes intranet-based infrastructure to improve controls and efficiency.
The filing notes that Torchlight does not have material primary advancing obligations with respect to the CMBS pools it services and does not believe its financial condition will adversely affect the performance of its duties. Additionally, the company states there are currently no legal proceedings pending against it that are material to the Certificateholders, and no securitization transaction in which Torchlight acted as special servicer has experienced an event of default as a result of its actions.
