The facility is situated half a mile from a larger hospital campus. JLL Income Property Trust noted that the region is experiencing positive population and income growth trends, with median household incomes and home values exceeding national averages.

According to the filing, healthcare investments represent 10% of the trust's total portfolio. As of the date of the acquisition, the trust’s portfolio equity and debt investments totaled approximately $7.0 billion, with $667 million allocated to healthcare assets across 26 properties.
