JLL Income Property Trust announced on September 30, 2026, the acquisition of the Worcester Distribution Center for a purchase price of approximately $90 million. The property is a Class A industrial building located in the Western Boston submarket.

The facility totals approximately 396,000 square feet and was built in 2022. It is 100% leased to a single tenant under a long-term lease. The building features Class A design specifications, including 36-foot clear heights, and includes specialized storage buildouts for refrigeration, temperature-controlled space, automation, and a storage vault.

According to the filing, the property is situated at the intersection of the state’s primary truck corridors, providing convenient access to Interstate 90 and Interstate 495 for efficient distribution across the East Coast.

As of the date of the acquisition, warehouse investments comprise the largest percentage of the company's total portfolio at 39%. This represents $2.7 billion in assets across 66 industrial properties, which is part of a total portfolio equity and debt investment value of approximately $7.0 billion.

Allan Swaringen, President and CEO of JLL Income Property Trust, stated that the acquisition aligns with the company’s strategy to position a meaningful share of the portfolio to capitalize on longer-term demand drivers, specifically logistics centers near critical transportation infrastructure.
