The second acquisition is 99 West Paces in Atlanta, Georgia. This is a residential property comprising approximately 380,700 square feet of net rentable area, with 95% of the space currently leased. The contract purchase price for 99 West Paces was approximately $237.8 million, exclusive of transaction costs and closing prorations.
The third acquisition is the Bishop Arts Portfolio in Dallas, Texas. This mixed-use property includes residential and retail components. The residential portion is approximately 438,000 square feet and is 95% leased, while the retail portion is approximately 49,000 square feet and is 98% leased. The contract purchase price for Bishop Arts was approximately $170.5 million, exclusive of transaction costs and closing prorations.
According to the filing, the sellers of all three properties are not affiliated with Hines Global Income Trust or its affiliates. The company's portfolio, including properties held through its Delaware statutory trust program, has a gross asset value of approximately $6.89 billion as of August 31, 2026.
