Applied Optoelectronics, Inc. has announced that its wholly owned subsidiary, Global Technology, Inc., has entered into a Factory Premises Lease Agreement. The agreement was executed on September 10, 2026, with Ningbo Yiduofu Industrial Co., Ltd. as the lessor.
Under the terms of the deal, Global Technology will lease a facility located at No. 227 Kesheng Rd., Jishigang Town, Haishu District, Ningbo, China. The building covers an area of approximately 38,311.8 square meters. The lease term is set for ten years, beginning on September 16, 2026, and concluding on September 15, 2036.
The annual rent for the property is set at RMB 6,896,124. The lease includes a three-month rent-free period for renovations, which will begin upon the actual delivery of the property. Additionally, the annual rent is scheduled to increase by three percent every three years, starting from the third lease year.
Global Technology holds several rights under the agreement, including the right to make alterations and improvements at its own expense. The company also has a right of first refusal to purchase the property or renew the lease under terms no less favorable than those offered to other prospective tenants.
